What stands out
- In the core counties, price still drives days on market more than location does. All three sales under $1M sold in 9–19 days. Three of the four sales at $2.5M or more took 258 days or longer.
- The peripheral counties ran slower overall (median 187 days), but their two closed sales took 78 days (Scott) and 145 days (Henry). The two high-priced contingent sales, at $2M and $6.25M, pull the figures up.
- The outside counties include the quickest large-acreage sale in the set. A 253-acre farm in Bath County sold at its full $1.2M list price after 40 days, compared with 224 days for the Boyle County sale. Bath County is about 35 miles west of Olive Hill, which makes it a useful reference for properties outside the periphery that are priced right.
